AUDIO: New Dawn celebrates 50 years
New Dawn’s President and CEO, Erika Shea, and past President and CEO, Rankin MacSween, look back on 50 years and talk about the future of the organization and the community.
This three-storey, 38,000 square-foot former high school located in North End Sydney is home to the New Dawn offices and more than a dozen commercial tenants. Up until its closure in 2011, Holy Angels High School was the largest girls' school east of Montreal – today it serves as a community hub for organizations working in immigration, youth services, climate and environmental action, and employment supports.
Built in 1958, the building underwent major energy efficiency upgrades in 2024, including the replacement of all 85 windows and the installation of heat pumps throughout. These improvements have significantly enhanced temperature regulation and dramatically reduced energy costs — strengthening New Dawn’s ability to provide affordable commercial space for small businesses and non-profit organizations.
New Dawn is proud to maintain a rental portfolio defined by safety, quality, and strong design—supported by consistent management that keeps occupancy near 100%. With 50 years of experience, New Dawn has built extensive expertise in operating both commercial and residential properties.

“This was a sale of a port asset in a community that purports to want to do port development and an asset valued over a million dollars. It’s hard to imagine that that just slips through the cracks.”
